Company Information: Xact is now part of the MIWD (MI Windows And Doors), a large building supply company that has 3 manufacturing locations, including Pennsylvania, Texas and Arizona. The company also owns CertainTeed windows. Both Xact and CertainTeed brands are considered a low end vinyl window, although the company does offer several models. It's probably fair to say that their 1600 Series, their upper end model, is probably a mid range window option.

Bottom Line: In general, I wouldn't recommend either brand to most consumers, unless other budget window options aren't available or if you are talking about house flipping or a rental. Even in these cases, I'd still go with a Reliabilt window over the Xact window.

Xact Windows Repairs

My whole 2 family home has xact windows. The 61 porch window has condensation. The windows are nice and serve me well. I'd appreciate if you'd extend that service for its too costly too replace it. Your help would be appreciated. Thanks

Petericia, we don't provide actual repair services, but I can give you my advice on how to perhaps fix your issue. One option is to contact Xact, which is now MI Windows and ask them if there is a warranty on the Insulated Glass Units on the window. The window information will be found in one corner of the glass.

I actually think this might be a long shot so here's the other option. Find a window repair person who works in your area using yelp, Angie's List or craigslist. Call them up and ask how much they charge for replacing window glass. It doesn't sound like every window needs it, so the cost to replace the glass on each window that needs it might be $50 or something in that range.

MI Xact vs Viwinco Windows

I can't decide between the Viwinco Edgemont and the MI Xact 1450/1650. trying to decide between the two companies. Can anyone tell me which of these companies has the better track record? Any additional recommendations would be appreciated.

Unfortunately, I really don't love either one of these windows and can't recommend one over the other. The Xact 1450 has a .29 air infiltration, which is about as bad as I've seen in the industry. The top offerings from MI, the 1650 model and the top from ViWinco are right in the mid-level range in terms of numbers. My problem with both is the long term durability of the window. The Viwinco is probably better. The MI1650 is like a cheap knock off of a Sunrise window. They are both cheap, that's something, but I wouldn't put it in my house.

Xact Window Complaint

Xact is very low quality IMO and that fact will probably not ever change because of their market focus, building supply stores, which caters to contractors looking for the cheapest possible products. If you're on a budget, maybe you could do the project in different stages, and then use a better quality window. You'll pay for it in the end because you will, in all likelihood, have to replace them much sooner and that's going to cost more than doing with a quality window in the first place.

Look at the better vinyl window brands like Sunrise, Okna, Himark, Polaris or Soft Lite and get the job done right the first time. Also make sure you hire someone who knows what they are doing or you'll have the same problem down the road.
