Average Cost To Replace Windows In A 3 Bed House 2026

Explore our 2026 take on what the average cost to replace windows in a 3 bed house ought to be on vinyl, wood clad, and fiberglass windows. We get this question quite a bit and it's one that is interesting to examine, but difficult to pinpoint. Mainly because a three bedroom home can have many different numbers of windows. Online, many sites put this at 8 to 10, but that strikes me as quite low. I’m going to put the number at 12 to 15 windows, and hope that this is more accurate.

My Take On This Subject: Because of the huge range of prices that I'm estimating for a 3 bed home, ($10,800 to $33,750) - do yourself a favor and collect multiple bids. You'll be glad you did, I promise.

Vinyl Windows Prices

Let’s start with vinyl windows, which account for nearly 80% of all windows sold in the United States. In 2026, the average cost of a vinyl window is $900 for an insert or retrofit full installed and all costs included (this might include the window itself, installation cost, haul away fee etc.). Of course, this number can be put at anywhere from $400 to $1500, but for simplicity sake I will go with $900. Therefore, if your 3 bedroom home has 12 windows, the cost of replacement windows will be $10,800.

Vinyl Window Retrofit Installation Cost Ranges
Number Of Windows Estimated Installed Cost Range
12 Vinyl Windows $10,800 – $13,800
13 Vinyl Windows $11,700 – $14,950
14 Vinyl Windows $12,600 – $16,100
15 Vinyl Windows $13,500 – $17,250

If you need new construction or full frame installation, you can add an additional $250 per window as a rule of thumb.

Wood Clad Window Prices

Let’s turn to wood clad windows, which are the most expensive material on the market today. There is a tremendous amount of variation with wood windows, but in 2026, the average cost of a wood window might be $2000 for an insert or retrofit window full installed. Therefore, 12 wood windows would run $24,000.

Wood Clad Window Retrofit Installation Cost Ranges
Number Of Windows Estimated Installed Cost Range
12 Wood Clad Units $24,000 – $27,000
13 Wood Clad Units $26,000 – $29,250
14 Wood Clad Units $28,000 – $31,500
15 Wood Clad Units $30,000 – $33,750

Again, if you need new construction or full frame installation, you can add an additional $250 per window as a rule of thumb.

Multiple Price Quotes

One parting note on the average cost to replace windows in a 3 bed house. Getting multiple bids is usually required to get to this price point. Remember that companies can price out your project quotes at whatever ludicrous price point they want. Getting 4 to 5 bids and letting each of the companies who comes out to give you a bid know this should insure that they keep their price quotes fair.

"For some reason, the bids I'm getting are soooo expensive compared to the numbers I'm seeing on your website. We have 13 windows in all, with full frame replacement required on at least half of them. We have 13 windows totals, four large sliders, 2 transom windows, 3 bedroom windows, one large kitchen window (1/3-1/3-1/3), a bay window, and two (1/4-1/2-1/4) windows. We are in the St. Paul area. I'm just trying to figure out how prices jumped so much. We just want a good vinyl window at a reasonable price.

Zen Lotus - $40,224

Soft-Lite Imperial LS Window: $34,645

Soft-Lite Elements Window: $32,767

Richlin 500 Window - $35,734

Sunrise Standard Window: $33,489

Ply-Gem Premium Window: $32,282

Editor's Advice:

Rich, those prices do seem high. The 1/3, 1/3, 1/3 in the kitchen, however, is more like three windows (or one very large window) and the same goes for the 2 (1/4-1/2-1/4) windows. These are going to jack the per window cost way up. Plus you have a bay window, which isn't just any old window. The average cost of a bay window can be $4K to $5K.

Since all the bids are in the same relative price range, I'm assuming that this is the market cost for your project. Looking at the bids then, the best value is see is the Soft-Lite Imperial LS. The Zen bid is way too high, especially given that the Soft-Lite Imperial LS is the better window at nearly $6K less. The Richlin bid is fine, as well as the Ply Gem.

You could collect some more bids if you are concerned with the overall cost, you do have bids from some of the top window manufacturers. Maybe a Wincore, Simonton, lower end Okna perhaps.

I have received a quote for okna 500 triple pane with foam filled frames for 13,200, and Vinylmax 4700 series triple pane for 11,600. What’s your opinion on those options? Thanks for the support."

Editor's Advice:

Hi Jeff, so I do like both of the brands/windows that you have so far. The Okna windows 500 series is going to be my pick over the Vinylmax 4700 triple pane at the price points you have been quoted - but they're actually pretty close in terms of overall value. Here's the list, collect a couple more bids, and let's go from there!
