Dane, thank you for your quick reply. I will be retiring in about a year so cost is of the essence here. My wife and I will probably not move again in our lifetime so we do want good windows but not Marvin windows which gave us a bid of $80K. I did prefer the Anlin window over the NT but I didn't really see anything wrong with the NT window. In your opinion, do you think there is any way I can get the Anlin window bid price to be lowered or are they solid on their prices?
If you know of any company or window brand sold in the DFW area please let me know as I would like to get at least one more bid before I start to zoom in on a product/company. Attached is the bid given from Anlin (Clarity Windows) and NT windows. Please let me know your thoughts if you have time to review. Thank you!

Sean, the bids generally look fair and they are nearly identical in price so that leads me to believe that's probably the fair market price (two more bids would confirm but my assumption is they would be close). Clarity gets great reviews (as does Brennan windows so that's fantastic).
If your goal is to get the price down, I would collect a few more bids and hope to find a lower bid and then ask them to match it and say if they can do that, you'll sign the work order then and there. Or you make up a bid/company, but I'm never good at this :) If you're flexible on the install date, that can help as well, because you can say something like "call me if and when you can match the price" and sometimes they will when they get a flat day in their schedule or a late cancellation. Those are me recommendations.

AWS vs Clarity
Dane - Hey! I received a few window quotes for your review. It is possible for you to help me understand why AWS is such an inferior product to Anlin? Especially for a $6k or 46% increase in cost. Are the any windows I should consider in between? Thanks agian for your time and help on this. Greatly appreciated!

Kyle, there are all sorts of ways that factories can cut corners and save on costs. Frankly, there are loads of really crappy vinyl window manufacturers out there (check out our worst window brands) and maybe 20 really good ones. I don't actually know where AWS stands on that spectrum, but Anlin is one of the 20 best. So it makes sense that they would be more expensive.
What about Anlin Panoramic for $21.3k minus $3K for $18.3K. Excellent vinyl window and yes that's $5K more but they will last forever. If, however, your timeline in the home is 15 years or less, then AWS might make sense to consider...

Clarity vs Renewal
Hi Dane, I received my final quotes. I don't think I can do anymore. Ha! As you can tell, we have quite a few arch windows and special sizes - 28 windows in total. I talked with Renewal by Anderson. They quoted $121K with special discounts to get it down to $92K. I didn't laugh when he handed it to me. I've got two different quotes from Anlin.
Clarity Windows and Doors quoted Del Mar windows at $45K with a 20% off Savings for $36,895 final project cost. They also quoted Catalina/Panoramic at $38K with 20% off for $30,806 final cost. Designer Doors and Windows quoted Anlin Panoramic windows at $27,78. For the NT Executive Series, my updated quote is $32K retail with discounts getting it down to $24,791.
What are your thoughts on these options? Is the NT Executive the same level as the Anlin Panoramic? Does it make a difference to have the thinner frames with more visible glass? Also, I could save some money on 2 windows around our front door that get no weather by just replacing the glass with a local company and caulking myself (attached pic).
We plan to be in our home for at least another 10 years or so, if not longer. Your thoughts and info has been really helpful. All the best!

Eric, lots of options. I think the NT Executive series is close to the Catalina/Panoramic - not quite there but close. I think the price difference is about what I would expect between these two. If your timeline is 10 years, then go with the NT option - this makes more sense from a ROI perspective. If your timeline is more like 20 years in the home, then I would say the Catalina/Panoramic at $31K makes more sense to me.
The thinner frame is less efficient but you get more viewing area -- it's a trade off -- I can't exactly answer that one for you, but Anlin makes a good window where you won't lose that much energy efficiency by going with the panoramic option. I like the glass replacement idea to save money if you trust the local company.

Clarity installed our windows and a single door slider back in 2015 - love the look of the windows and have had no issues whatsoever. Totally recommend the company and Anlin windows and doors. Could have asked for a better experience.

Hi Dane, I received an additional quote from Clarity Windows in Dallas who came highly recommended for Anlin. The quote at its max config was about $77.5K not including mason work. At this point I would opt for the Anlin Panoramic at that price differential (was quoted around $48K) or I may start looking at lesser brands as I was hoping to stay below $40K max. Milgard Tuscany or other option. I would say this is a 10 year home max.
Here is the quote from Clarity for the Anlin Del Mar window: 20 Del mar E windows (not included here is the 3 windows in the living room that we will possibly square off or put a door in, also not included is the 2 in the breakfast nook where we may put a door in.) : $29,409.00 plus the Black exterior coating of $6982.00 which totals $36,391.00.
(Living Room Option 1) 3 living room picture windows squared off (not included is the brick work): $12,202. plus the black exterior coating of $863.00 which totals $13,065.00. (Living Room Option 2 - Patio Door) 3 living room windows as a OXXO Malibu SGD (not included is brick work): $19,860.00 plus the black exterior coating of $2471.00 which totals $22,331.
Breakfast nook 2 windows as a XO Malibu SGD (not included is the brick work): $8682.00 plus the Black exterior color of $919.00 which totals $9601. Single Panel Door by the Breakfast nook (not included is the brick work): $8194 plus the black exterior color of $1015.00 which totals $9209.
